| The model home concept
was developed as a method to market the subdivision and to control the
claim to prospects that entered the development. What most home buyers
don't know is that once they sign-in and walk through the model home,
the agent on duty is going to lay claim to the selling commission for
any home they purchase in that development. What is likely to happen
when the agent finally gets around to disclosing that he/she represents
the seller, if you want your own buyer agent is: the sharp statement
"You can get a buyer agent , however you will have to pay the agent
for the service, as I have the procuring cause to claim the selling
commission."
DON'T
BELIEVE THAT STATEMENT!
You have the right
to have a buyer agent represent you on all new home construction. The
agents in Kansas and Missouri have a responsibility to inform you of
your agency options at the time they provide you any information or
assist you with any service. When they have not made an informed disclosure,
which is most of the time, a buyer agent can generally influence the
agent to forgo any claim to you as a customer and the commission on
a home in their development.
